A report published in the New York Post on Wednesday, December 13 revealed U.S. home construction in November hit its highest pace in the past five years, which shows the recovery of the housing industry is continuing despite higher mortgage rates.

The Department of Labor announced on Tuesday, October 22 that construction employment improved by 20,000 people in September, which spells a good change for the industry after six months of the industry’s employment remaining flat.
Three-quarters of the boost came from non-residential construction, the agency noted. Home building jobs consisted of an increase of 5,400 in September, which is a 4.8% increase from the data gathered for the same section during the same period last year.
However, this kind is considered weak, as according to Department of Commerce records released the same day, residential construction spending has increased over 18% from August 2012 to August 2013.
According to National Association of Home Builders’ chief economist David Crowe, the fact that contractors are not hiring more workers speaks of their relatively weak confidence in home builders.
Crowe admitted, however, that the September improvement speaks of a more positive outlook for the home construction industry in general.

Texas is now experiencing a boom in the real estate market as residential sales across the state soared and surpassed its peak, a 15 percent rise in median home prices in August this year.
Homebuilders worked double time to complete houses quickly to meet the surge in buyer demands. A state law that limits home-equity borrowing spared Texas’ homeowners from lending excesses. Together with lower inflation values placed on land properties and easy zoning requirements, home prices dropped 2.5 percent, according to the Federal Housing Finance Agency.
Other factors that have contributed to the housing market increase are job growth, more state investments, growth in oil production, and a shift to a seller’s market. One agent noted that the affordable housing situation has been ‘absolutely crazy.’

According to economist Jim Gaines, transaction delays may be expected for homeowners due to the shutdown. The economist is expecting minimal hassles, assuming that the government shutdown will not last more than a week.
For now, only a few employees will work to process mortgage loans that were supported by the government, according to the U.S. Department of Housing and Urban Development.
